SCO, Showroom or Shop? Choosing Commercial Property in the Tricity
The difference between SCOs, SCFs, booths, showrooms and shops in Chandigarh and Mohali — and how to judge frontage, use, rental demand and resale.
Commercial property in the Tricity comes in a few familiar formats. Each suits a different buyer.
SCO — shop-cum-office
An SCO is a multi-storey commercial building on its own plot: typically a shop on the ground floor and offices above. In Chandigarh's older commercial sectors, SCOs and SCFs (shop-cum-flats) are the classic freehold commercial asset. In newer projects such as Omaxe World Street, "SCO" usually means a G+3 building sold as one unit. SCOs suit owner-users and investors who want a whole building they can lease floor by floor.
Showroom
A showroom is usually a large ground-floor (sometimes double-height) retail unit with strong frontage, often on a main road. Brands value visibility, so frontage and parking drive both rent and resale.
Shop or retail unit in a mall/high street
Smaller units in a larger project — HLP Galleria, Jubilee Walk or CP67, for example — cost less to enter. Their value depends on the project's footfall and management, and on the unit's position within it.
How to judge any commercial unit
- Frontage and visibility from the main road.
- Footfall drivers nearby — offices, hospitals, residences.
- Permitted use and what tenants are allowed to do.
- Lease terms if pre-leased: tenant, rent, escalation, lock-in.
- Maintenance charges and who manages the common areas.
Be wary of any "assured return" offer — ask exactly who guarantees it, for how long and what happens afterwards.
