How to Check a Project on Punjab RERA Before You Book
A step-by-step guide to verifying a Mohali or New Chandigarh project on the Punjab RERA portal — registration, promoter, approvals, timelines and quarterly updates.
Every residential and commercial project above the threshold size in Punjab — including Mohali, New Chandigarh, Zirakpur and Kharar — must be registered with the Punjab Real Estate Regulatory Authority (Punjab RERA) before it is advertised or sold. Checking the registration takes ten minutes and is the single most useful thing you can do before booking.
1. Find the registration number
Registered projects carry a number such as PBRERA-SAS81-PR0000 on their advertisements. "SAS80" and "SAS81" refer to the SAS Nagar (Mohali) zones; "PR" indicates a residential project and "PC" a commercial one. If a project is being sold without a number, ask why.
2. Search the Punjab RERA portal
Search the number on the official Punjab RERA website (rera.punjab.gov.in) and open the project page.
3. Check these details
- Promoter name — is the registered promoter the company you think you are buying from?
- Project land and site plan — does the address and area match the brochure?
- Approvals — licence, building plans and environmental clearances where applicable.
- Proposed completion date — the date the promoter has committed to RERA.
- Quarterly progress updates — are they filed, and do they show real progress?
- Litigation and complaints — any cases listed against the project.
4. Match it to your allotment
Make sure the tower, unit and carpet area on your allotment letter correspond to the registered project, and that payments go to the project's designated account.
For projects in Panchkula, the equivalent check is on Haryana RERA (Panchkula). We are happy to go through any registration with you.
