Chandigarh is a city of finite supply. Almost every sector was planned decades ago, so most purchases here are resale — independent houses, built-up floors, SCOs and showrooms — and the right advice matters more than the right brochure.

Know the market
- Northern sectors (roughly 1–12) carry the largest residential plots and the highest values
- Commercial activity is concentrated in Sectors 7, 8, 9, 17, 22, 26, 34 and 35
- A January 2023 Supreme Court judgment restricted fragmenting single houses into separate apartments in Phase I sectors (1–30) — this affects how floors in those sectors can be bought and sold
- Transfers, conversion and NOCs are handled by the Chandigarh Estate Office

Is new property available in Chandigarh?
Very little. Most residential and commercial purchases in Chandigarh are resale, occasionally supplemented by Chandigarh Housing Board or Estate Office auctions. New projects are mostly in Mohali, New Chandigarh, Panchkula and Zirakpur.
What does '1 kanal' mean in Chandigarh?
In local property language a 1 kanal house usually means a 500 sq yd plot, and 10 marla usually means 250 sq yd. Always rely on the area written in the title documents.
Can NRIs buy a house in Chandigarh?
