Marla, Kanal & Square Yards: Plot Sizes in Chandigarh & Mohali

What 10 marla, 1 kanal and 2 kanal mean in Chandigarh and Mohali property, how they convert to square yards and feet, and why the sale deed is what counts.

Ask anyone in the Tricity about a house and you will hear sizes in marla and kanal. These are traditional Punjab land units, and in local property conversation they are used as shorthand for standard plot sizes.

How the units are used in Chandigarh and Mohali

In everyday property language in Chandigarh and Mohali:

  • 10 marla usually means a plot of about 250 sq yd.
  • 1 kanal usually means about 500 sq yd.
  • 2 kanal usually means about 1,000 sq yd, and 4 kanal about 2,000 sq yd.

In revenue (land-record) terms, however, a marla is 30.25 sq yd (272.25 sq ft) and a kanal is 20 marlas, or 605 sq yd. That is why two "1 kanal" plots in different places can be different sizes.

What to rely on

The only number that matters legally is the area written in the title documents — the sale deed, allotment letter or Estate Office/GMADA/HSVP records. When you compare prices, convert everything to price per sq yd of plot area, and look separately at the built-up area and condition of the house.
