NRI Guide to Buying Property in Chandigarh, Mohali and New Chandigarh
What NRIs and OCIs can buy in India, how payments work through NRE/NRO accounts, power of attorney, home loans and how to buy without flying in.
A large share of our clients live outside India. Most complete their purchase without travelling, through video walkthroughs and a power of attorney. Here is how it works.
What NRIs and OCIs can buy
Under India's foreign-exchange rules, NRIs and OCI cardholders can buy residential and commercial property in India. They cannot buy agricultural land, plantation property or farmhouses without specific approval — an important point in New Chandigarh, where farmhouses are popular.
Payments
Payments are made in Indian rupees from an NRE, NRO or FCNR account, or by inward remittance through normal banking channels. Builder payments should go to the project's designated account.
Home loans
Most Indian banks offer home loans to NRIs, usually needing proof of overseas income, passport and visa/residence documents. We can introduce you to banks that handle NRI loans regularly.
Power of attorney
If you cannot be present for registration, a specific power of attorney — executed before the Indian consulate or notarised and apostilled abroad, then adjudicated in India — lets a trusted person sign on your behalf.
How we work with NRI clients
- Live video walkthroughs on WhatsApp or Zoom, timed to your evening.
- Official price sheets, floor plans and RERA details shared in writing.
- Documentation, bank and lawyer coordination.
- Construction updates and possession support while you are abroad.
Tax rules (TDS on purchase from an NRI seller, capital gains, repatriation limits) change from time to time — confirm the current position with a chartered accountant.
