Kasauli is a small cantonment hill town in Solan district at about 1,900 m — the closest classic hill station to Chandigarh, roughly 60 km away. It is the Tricity's favourite weekend-home address.
The cantonment itself is protected, so homes are built around it — on the Garkhal, Sanawar, Dharampur and Jangeshu roads, and in villa communities with views across the plains towards Chandigarh.
Weekend villas and cottages are the main market here, with a few low-rise apartment projects. Water, road access and approvals vary a lot from site to site, so we check them before anything else.

Section 118 & HP RERA
Before you buy
Under Section 118 of the Himachal Pradesh Tenancy and Land Reforms Act, 1972, land in Himachal cannot be transferred to a non-agriculturist without the state government's permission. That covers most buyers from outside Himachal, including NRIs.
Built-up apartments in approved projects have also needed this permission. A December 2025 amendment bill proposed exempting flats built by HIMUDA and private builders, so the rule for apartments may be changing — we confirm the current position before you commit.
Projects with more than eight units or over 500 sq m of land should be registered with HP RERA. We check the RERA registration, title, approvals and road access before any token is paid.
